All the information on our literature and website is believed to be correct but we cannot accept liability for losses arising from any unforeseen changes, errors or misunderstandings and we reserve the right to alter or amend the facilities we offer.
Dinham Creek Lodge Retreat – Terms & Conditions
- Period of Let The Let will commence at 3:00 pm on day of arrival and will terminate at 9:30 am on day of departure. The property is let for holiday purposes and only to the persons named on the booking form.
- General Rules We operate a strict ‘No Pets’ Policy on any lodge marked as pet free. All properties are “no smoking” properties. We regret that the operation of drones is not permitted on Dinham Creek/Little Dinham land without prior written authorisation.
- Booking and Payment A booking is accepted following completion of the booking form and confirmation of availability. Unless otherwise agreed, a deposit is payable after booking confirmation. The balance of the hire charge shall be payable 4 weeks before the commencement of the letting period. If the balance is not received by this date, Little Dinham Ltd will be entitled to re-let the property and the deposit will be forfeited by the Client. For bookings made less than 6 weeks in advance, full payment is required at the time of booking. Once the booking is confirmed by Little Dinham Ltd, the Client is responsible for the full hire charge. Acceptable methods of payment are Bank Transfer and Cash. The lead guest must be at least 21 years old and present for the duration of the stay. Bookings made on behalf of others must still comply with all terms.
- Visitors Only guests named on the booking form may stay or use park facilities. Day visitors are not permitted without prior written approval.
- Cancellations Should the Client wish to make a cancellation, Little Dinham Ltd will seek to re-let the property for the hire period. If successful in doing so, a full refund will be issued. If not, the deposit will be forfeited by the Client. If the cancellation occurs less than 4 weeks prior to hire and Little Dinham Ltd is unable to re-let for the period, then the entire hire charge will be forfeited by the client. Clients are strongly advised to take out a Holiday Cancellation Insurance Policy.
- Availability If the property cannot be made available for the period booked due to events beyond the Owners’ control and the Owners are forced to cancel the booking, the hire charge will be refunded in full, and the Client will have no further claim against the Little Dinham Ltd. We shall not be liable for any refund or compensation where the booking is prevented or affected by circumstances beyond our control, including but not limited to: war, natural disaster, fire, flood, pandemic, or government restrictions. We also reserve the right to cancel any booking and issue a full refund at our sole discretion, without obligation to provide a reason.
- Services Electricity, heating, bed linen and towels are included in the hire charge.
- Number of Persons using the Property The number of persons occupying the property should not exceed 6 in Newland Lodge, 4 in Rock Lodge, and 4 in Daymer Lodge. Subletting is strictly prohibited. Please note that due to the quiet nature of the park, we cannot accept same-aged groups, hens, stags or party occasions. Only those listed on the booking form have use of the lodge and the park’s facilities.
- Complaints and Problems Should there be any problems or cause for complaint, please get in touch during your stay or before your departure date. Please contact Little Dinham Ltd and we will endeavour to rectify the problem. Please note, we are unable to offer any refunds or compensation for any complaints or problems noted after your stay.
- Breakages or Damage For the benefit of the next guests staying in the property, please advise us of any breakage or damage that occurs during your stay. Accidents do happen and we do not charge for minor breakages or damage which occur as a result of normal use but reserve the right to charge reasonable payment for breakages or damage which occur as a result of reckless or deliberate misuse. Any missing items must be paid for in full. A charge up to a maximum of £350 may be levied to cover any breakages and/or damages.
- Care of the Property It is the Client’s responsibility to take reasonable and proper care of the property, its furniture, pictures, fittings, and effects in and around the property and leave them in the same clean and tidy condition and state of repair as they found them. In exceptional circumstances, additional cleaning charges will be imposed depending on the state of the property at the end of the letting period. It is also the responsibility of the Client to ensure that the property is left secure at all times when it is unoccupied during the period of let. Guests are required to: Remove all rubbish – Wash up or load the dishwasher – Leave keys to the agreed location
- Liability Little Dinham Ltd shall have no liability for any death, personal injury, damage or loss of personal property unless this results from our own negligence.
- Injury, Loss, or Damage The use of the property and its equipment is entirely at the Client’s risk. Little Dinham Ltd does not accept responsibility for injury sustained by the Client and/or a member of his or her party, nor for loss or damage to their belongings including motor vehicles.
- Right of Entry Little Dinham Ltd reserves the right of entry to the property at all reasonable times for the purposes of inspection or to carry out essential repairs, cleaning, and maintenance. We also reserve the right to refuse entry to, or remove, any visitor or guest from the park for reasons including, but not limited to: causing a nuisance, mistreating other guests or staff, or failing to comply with park rules. We reserve the right to cancel a stay or terminate occupancy at any time, without refund, if terms and conditions are breached.
- Contract of Hire This Contract of Hire is between the Client and Little Dinham Ltd, the owners of the property. Please note that by signing the booking form and/or making an email or telephone booking with the deposit/hire charge paid, you have accepted these terms and conditions. You must ensure that ALL members of your party understand and comply with these terms and conditions. A legally binding contract has been entered into. Little Dinham Ltd reserves the right to demand the immediate departure of any guests who fail to comply with these Terms & Conditions and for conduct deemed to be detrimental to the property or park.
- Hot Tubs / Swimming Pool Little Dinham Ltd accepts no liability for any injury or illness associated with the hot tubs or swimming pool. A maximum of four persons are permitted to use the hot tubs at any one time, for up to 15 minutes. Showering before use is required; new water changeover is chargeable. Hot tubs may not be up to temperature until later on your day of arrival. No use after 9:30 pm due to quiet hours. If the hot tubs are unavailable due to breakdown, a refund of £50.00 (if paid for) will be issued. Pool use at Little Dinham is for registered guests only during designated hours. No solo bathing is permitted. Children must be supervised. No lifeguard on duty. Hygiene and safety rules must be followed. No food, glass, alcohol, running, or diving in the pool area.
- Pets All pets must be listed on the booking form. No pets may be left unattended. Pets must be on a lead and are not allowed in bedrooms. An additional cleaning charge may apply.
- EV Charging EVs must not be charged at the lodges. Four EV charge points are available at Little Dinham.
- Parking Each lodge has allocated parking: Rock Lodge – 2 vehicles, Daymer Lodge – 2 vehicles, Newland Lodge – 3 vehicles. No additional parking is available. Commercial vehicles, vans, campervans, and motorhomes are not permitted.
- Estuary Access The estuary is outside of Little Dinham park boundaries and not maintained by the park. Guests use it at their own risk. Children must be supervised. Please respect the local environment and wildlife.
- Guest Conduct Guests must not engage in behaviour that causes offence or disturbance to others. This includes excessive noise, abuse, or aggressive conduct. Loud music, parties, or events are strictly prohibited. Quiet hours are 10:00 pm to 8:00 am. Guests may be removed from the park without refund.
- Travel Insurance Guests are strongly advised to have travel insurance that includes cancellation, liability, and personal belongings coverage.
- Alternative Accommodation No alternative accommodation such as tents, campervans, roof tents, or motorhomes is allowed. Only booked lodges may be used.
- Wi-Fi Wi-Fi is provided for basic use such as browsing and email. Heavy streaming, downloads, or business use may be restricted. Service is not guaranteed and no compensation will be provided for outages.
- Lost Property Lost property will be held for 14 days. Return postage is at the guest’s expense. Unclaimed items may be donated or disposed of.
- Data Protection By booking, you consent to us storing your personal data to manage your stay and comply with legal obligations. With consent, we may also send promotional communications. We do not share your data with third parties.

14. Contract of Hire. This Contract of Hire is between the Client and Little Dinham Ltd, the owners of the property. Please note that by signing the booking form and/or making an email or telephone booking with the deposit/hire charge paid, you have accepted these terms and conditions. You must ensure that ALL members of your party understand and comply with these terms and conditions. A legally binding contract has been entered into. Little Dinham Ltd reserves the right to demand the immediate departure of any guests who fail to comply with these Terms & Conditions and for conduct deemed to be detrimental to the property or park.
15. Hot tubs. Little Dinham Ltd accepts no liability for any injury or illness associated with the hot tubs provided with the accommodation. A maximum of four persons to use the hot tubs at any one time for a maximum of 15 minutes. Please shower before use as a new water changeover is chargeable. Due to our quiet policy, no use of the hot tubs is permitted after 9:30pm. Due to same day water changes, the hot tubs may not be up to temperature until after your day of arrival.
16. Pets. All pets must be listed on the booking form before your day of arrival. Please do not leave pets unattended in the accommodation at any time. Leads must be used when on park grounds. We ask that no pets are allowed in the bedrooms. We reserve the right to impose an extra cleaning charge.
EV Charging. Please do not charge any electric vehicles from the lodges. Four EV charge points are available at Little Dinham.
Parking. Each home has its own dedicated parking located adjacent to the accommodation. The Rock lodge has room for two cars, two for the Daymer lodge, and three for the Newland lodge. We regretfully cannot accept any further parking than what each lodge has space for. Commercial vehicles and campervans / motorhomes are not permitted on park.
